You must serve party wall notices before: cutting into a party wall for beams or flashing; raising or underpinning a party wall; building a new wall on or at the boundary; excavation within 3–6 metres of a neighbouring structure. Common triggers include rear extensions, loft conversions, basement conversions and chimney breast removals on shared walls.
An agreed surveyor acts for both parties and is significantly cheaper than separate surveyors. The building owner typically pays all fees. Separate surveyors are appointed when parties cannot agree — each charges independently, still at the building owner's expense.
