Understanding Damp in Old Properties: A Buyer’s Guide

Damp is one of the most commonly cited findings in property surveys โ€” and one of the most misunderstood. Some damp is serious and expensive to treat; some is superficial and easily resolved. This guide helps buyers understand what they’re dealing with.

Types of Damp

Rising damp is groundwater moving upward through the fabric of the wall by capillary action. It rarely rises above 1.2 metres and typically leaves a distinctive “tide mark” on internal walls, often with salt deposits. True rising damp is actually less common than often claimed โ€” many historic diagnoses of rising damp were in fact condensation or penetrating damp misidentified by surveying companies with a financial interest in remediation.

Penetrating damp enters the building through defects in the external fabric โ€” failed pointing, cracked render, defective gutters and downpipes, porous masonry. It typically produces damp patches at high level or associated with specific external features.

Condensation damp is caused by warm, moist air meeting cold surfaces and depositing moisture. It is the most common form of damp in the UK and is usually associated with inadequate ventilation, thermal bridges, or insufficient heating. It is typically treated by improving ventilation and insulation rather than damp-proofing works.

What Does a Survey Say About Damp?

How Much Does Damp Treatment Cost?

Costs vary widely depending on cause and extent. Condensation solutions (ventilation improvements) might cost ยฃ500โ€“ยฃ2,000. Penetrating damp caused by defective guttering might cost a few hundred pounds in repairs. Chemical damp-proof courses for rising damp typically cost ยฃ1,500โ€“ยฃ4,000 for a standard property. Complete replastering of affected walls adds significantly to the bill.
