Is an Asbestos Survey Required When Buying?
There is no legal requirement to commission an asbestos survey before purchasing a residential property. The Control of Asbestos Regulations 2012 requires that a Refurbishment and Demolition (R&D) survey is carried out before any renovation or demolition works on a pre-2000 building. Which Properties Contain Asbestos?

A Management Survey is for properties in normal occupation. It identifies accessible ACMs and assesses their condition. It does not involve destructive inspection.
A Refurbishment and Demolition (R&D) Survey is required before any renovation or demolition works. It is more intrusive — inspectors will access areas such as inside wall cavities, above ceiling tiles and within floor voids. It is this survey that builders, contractors and planning authorities will require before construction works begin.
